The Talkook design is a 2 bedroom, 2 bath home with a modest 145m² floor area, making a great cost-effective home for a small family or down-sizers. The design includes a lot of energy efficient features such as solar passive design and super insulation. The layout of this home gives private space for family members, but encourages connection and interaction with a large living area and family hub in it’s wonderful farmhouse kitchen. This home uses simple, cost effective methods and materials and is perfect for a low budget build, complying development, and Owner-builders.
This package contains a full set of concept drawings for this home design. This will enable you to create documentation for a development application and to hire a builder. Full DA drawings are available for this home if you decide to proceed with this design. You will need to engage a local Building Designer to develop a site plan and construction details.

Features of the Talkook design:
- A long and low design to make the most of a good solar aspect for passive heating and a big solar array.
- A classic 30 degree roof pitch gives a high vaulted ceiling in the living area, and ideal sun angles for PV in most parts of Australia
- Expansive windows either side of a one room deep living area give excellent cross-ventilation to the entire home.
- Eaves are perfectly sized to allow full sun exposure to the slab in winter and keep out direct light in summer.
- The “heart of the home” is an expansive farmhouse kitchen placed in the center of the building, with a vaulted ceiling perfect for exposed beams and big fans. This open gathering space connects to every part of the home and will draw the family together.
- The main bedroom is positioned to the west, with the afternoon heat buffered by the generous WIR and ensuite. There is plenty of space here to make this a private retreat, and the opposed north and south openings provide excellent cross ventilation.
- The second bedroom sits at the north east corner, with windows on two sides to give morning light, air flow, and views of nature. A perfect children’s’ or guest room.
- The main bath is positioned in the south-east with large private windows, and a built in laundry closet.
